Insurance Certificates

Certificates of Insurance must include the following information:

Policy shall be issued by insurance companies with an A.M. Best service rating of not less than A- VIII.

A certificate of insurance must verify the amounts as defined in Tenant’s Lease.

  • Shall name Owner (451 D Street LLC)
  • Shall name the following as additional insureds using an endorsement form at least as broad as the most recent edition of Additional Insured-Owner's, Lessors or Contractors Form B (CG2010).:
    • Meritage Properties LLC
    • CV Properties, LLC
    • LPC Commercial Services LLC
    • Lincoln Property Company
    • Prima Mortgage Investment Trust

Evidence of insurance shall be provided prior to allowing contractor access to the Property and prior to any subsequent renewal of insurance. Owner and Owner's Representative shall at any time have the right to audit on-site insurance certificates for contractual compliance.

The certificate holder also needs to be listed as additional insured with respect to general liability coverage.

The language must be exactly as follows:
